Holiday Rentals Australia - Dedicated, not distracted

What does your management fee really buy?

Holiday rental management fees usually sit somewhere between 12% and 28% of booking income. The difference is not just the percentage. It is how much time, care and expertise goes into your property, your guests and your returns.

12–20%
Budget / Low Cost Management
  • Many properties per manager, often dozens, so each one gets a small share of their time
  • Less attention per property: problems are often noticed only after a guest complains
  • Reactive, not proactive: maintenance and repairs are dealt with once something breaks
  • Set-and-forget pricing that is rarely adjusted for seasons, events or demand
  • Fewer booking channels, with a heavy reliance on one or two platforms
  • Cleaners chosen on price, with high turnover and inconsistent presentation
  • Few or no inspections between stays
  • Slow or scripted communication, often through a call centre or shared inbox
  • They often don’t remember who you are when you call
  • Minimal reporting: a statement each month and little else
  • Extra charges for items such as linen, photography or call-outs can quickly erode the lower fee
20–28%
Premium Management
  • Fewer properties per manager, so your home gets the time and attention it needs
  • A dedicated property manager who knows you and your property, and who you can reach directly
  • Proactive care: issues are spotted and fixed before guests notice them
  • Active pricing that responds to seasons, local events, lead times and demand
  • Broad exposure across Airbnb, Stayz, Vrbo, Booking.com, Agoda and more
  • Trusted, trained cleaners delivering consistent, hotel-standard presentation
  • Regular inspections and checks before guests arrive
  • Fast, personal communication with both guests and owners
  • Clear reporting and honest advice on performance and improvements
  • Licensed agents, with client funds held in a trust account
  • One single, all-inclusive charge, with no surprise extras

A lower fee doesn’t always mean more money in your pocket

Here’s an example of how the numbers can work out over a typical month. Better pricing, stronger reviews and wider exposure can lift what your property earns by more than the difference in fees.

Example monthBudget manager
16.5% inc. GST
Premium manager
22% inc. GST
Gross rental income$3,200$4,100
Management commission (inc. GST)−$528−$902
Income to you$2,672$3,198
Difference–+$526 a month
Over a year–+$6,312

Figures are an illustrative example only. Actual income varies with the property, location, season and market conditions.

A lower fee can look like a saving, but lost bookings, weaker reviews and overlooked maintenance can cost far more. Premium management is about protecting your property and growing what it earns over time.
