This website, www.holidayrentalsaustralia.com.au, is owned and operated by Holiday Rentals Australia Pty Ltd (ABN 54 603 795 900), trading as Holiday Rentals Australia (“we”, “us”, “our”).
By using this website you agree to these Terms of Use and to our Privacy Policy. If you don’t agree, please don’t use the website.
These terms cover your use of the website only. Booking a property is covered by separate rental terms and conditions, which are shown to you during the booking process. Managing a property with us is covered by our management agreement.
1. Using our website
The information on this website is general information only. It may change without notice.
You may use the website only for lawful purposes, such as browsing our properties, making a booking enquiry or contacting us. You must not:
- post or send anything unlawful, defamatory, obscene, offensive or misleading;
- harass, threaten or cause distress to anyone;
- hack, change, damage or interfere with the website or its content, or try to;
- copy listings, photos or content to use elsewhere, or collect data using automated tools, without our written permission.
We may block or remove anyone who breaks these rules. Misusing the website may also be a criminal offence or lead to a claim for damages.
2. Our content and intellectual property
Everything on this website belongs to us or is used with permission. That includes the text, photos, videos, logos, design, layout and code. It is protected by Australian and international copyright and trade mark laws.
You may view the website, and print or save pages, for your own personal, non-commercial use. You may share links to our pages and social media posts, as long as you credit us. For any other use, including republishing our property photos or descriptions, please ask us first.
Other companies’ trade marks shown on the website, such as booking platform logos, belong to their owners.
3. Property information, prices and availability
We work hard to keep property descriptions, photos, amenities, prices and availability accurate. However:
- prices shown are a guide only and can change with dates, length of stay and demand;
- availability is confirmed only when your booking is confirmed;
- photos and descriptions show a property in good faith, but furnishings and features can change over time.
The details confirmed in your booking and rental terms take priority over anything on this website.
4. Bookings through third-party services
Some features of this website, such as the date search, quotes and the reservation pages, are provided by third parties, including Guesty, our booking system. When you make a booking or a payment through these services, their terms and privacy policies may also apply. We are not responsible for third-party services being unavailable or failing.
5. Reviews
We show guest reviews from Airbnb and other platforms. These are genuine reviews written by guests, shown as they were published. We don’t edit them to change their meaning. They reflect the guests’ own opinions, not ours.
6. Information you send us
When you complete an enquiry form, subscribe to our owner guide, comment on our blog or send us content, you agree that:
- what you send is true and correct, to the best of your knowledge;
- you have the right to share it;
- unless you tell us it is confidential, we may use your ideas, comments and feedback to improve our services, without paying you.
We handle all personal information in line with our Privacy Policy. We may moderate blog comments and remove anything we consider inappropriate. Guest blog posts and comments are the authors’ own views. If you see something that shouldn’t be here, please let us know.
7. Privacy and cookies
Our Privacy Policy explains how we collect, use and protect your personal information, and how we use cookies and analytics tools. These tools help us understand how the website is used and improve it. You can control cookies through your browser settings.
8. Links to and from our website

Where our liability cannot be excluded but can be limited, it is limited (at our choice) to supplying the services again or paying the cost of having them supplied again, as allowed under section 64A of the Australian Consumer Law.
12. Your responsibility
You agree to cover reasonable losses, costs and claims, including reasonable legal costs, that we suffer because you broke these terms or misused the website.
13. Suspending access
We may suspend or end your access to the website at any time if we reasonably believe you have broken these terms. The sections about our content, limits on our liability and your responsibility continue to apply after that.
14. No affiliation
We are an independent business. Unless we say otherwise, we are not owned by, endorsed by or affiliated with Airbnb, Booking.com, Vrbo, Stayz, Meta (Facebook and Instagram), Google, YouTube or any other platform named on this website.
15. Changes to these terms
We may update these terms from time to time. The updated version takes effect when it is published on this page, and the date at the top shows when it last changed. If you keep using the website after a change, you accept the updated terms.
16. General
If any part of these terms is found to be invalid or unenforceable, the rest still applies. These terms are governed by the laws of Victoria, Australia. If you have a concern, please contact us first and we’ll try to resolve it quickly and fairly. If a dispute does go to court, the courts of Victoria will have exclusive jurisdiction.
